Off-Plan ROI
Predictor

The ZARIN Off-Plan ROI Predictor projects 5-year total returns for Dubai property investments using eight user-supplied inputs — property type, area, purchase price, payment plan, construction stage, holding period, rental strategy, and annual price growth assumption. The model compounds capital appreciation, layers in area-level rental yield with vacancy discounting, and subtracts full transaction costs (4% DLD, 2% commission, AED 4,000 admin, service charges × built-up area × holding period) to deliver net ROI, annualized ROI, and break-even year. All calculations run entirely in your browser — no data is transmitted or stored, and no documents are required. ZARIN's founder has been investing in Dubai real estate since 2005, and the firm was formally established in 2023 to deliver integrated off-plan and residency advisory to premium investors and discerning buyers.

Section 3 · Methodology

How the Calculator Works

Four stages transform eight raw inputs into a defensible 5-year ROI projection. Every stage is reproducible — the lookup tables and formulae are embedded in the page source.

Input Property Details

Start by entering eight inputs that define your investment scenario: property type (apartment, villa, townhouse, penthouse), area, purchase price, payment plan structure, construction stage, holding period, rental strategy, and your annual price growth assumption. Each input is selected from a dropdown or radio group, with sensible defaults pre-populated for a typical Dubai apartment investment. You can change any input at any time and the results panel updates instantly.

Apply Historical Models

The calculator references 10-year Dubai market data drawn from the Dubai Land Department, Property Finder, Bayut, and REIDIN. Lookup tables in the script capture area-level price per sqft, 5-year compound annual growth rate, gross rental yield, vacancy rate, and service charge per sqft for each of the eight covered communities. A property type multiplier adjusts appreciation upward for penthouses and villas, which have historically outperformed apartments on capital growth.

Calculate Projections

Capital appreciation is computed by compounding the selected growth rate over the holding period. Annual rental income starts at the area's gross yield applied to the purchase price, discounted by vacancy, and grows at 3% per year. Transaction costs are added (DLD 4%, commission 2%, AED 4,000 admin, plus service charges × built-up area × years held). Net ROI is then derived by dividing total gain (appreciation plus rental income minus transaction costs) by total capital deployed.

Review Results

The results panel shows projected property value at the end of the holding period, gross rental yield, total rental income, total cost of ownership, net ROI as a percentage, annualized ROI, and the break-even year (when cumulative rental income exceeds transaction costs). All figures use AED formatting with thousands separators and two decimal precision. You can adjust any input and watch every metric update live, or speak to a ZARIN advisor for a fully-tailored model.

Section 5 · Risk Factors

Why ROI Predictions Vary

Four risk dimensions explain most of the gap between modelled and realised returns. The calculator's lookup tables capture them statistically — but every transaction has idiosyncratic exposure that requires human judgement.

Macro-Economic Factors

Dubai property returns are sensitive to interest-rate cycles, oil price shifts, expo-style catalysts, and regional capital flows from GCC, South Asian, and European investors. The 2020-2022 cycle demonstrated how quickly demand can shift — prices rose 18% in 12 months after Expo 2020 despite earlier pandemic-era projections. The calculator uses a fixed annual growth rate as a modelling convenience, but real returns will be lumpy year-on-year.

Developer-Specific Risk

Tier 1 developers (Emaar, Nakheel, Sobha, Meraas) have historically delivered 92-96% of projects on or near the promised handover date. Emerging or lower-tier developers average 70-85% on-time delivery, with material exceptions where projects have been delayed 2-4 years or cancelled. The calculator does not adjust for developer quality — ZARIN's advisory layer performs that assessment separately by reviewing each developer's RERA track record and current escrow balances.

Area-Specific Trends

Established areas (Marina, Downtown, Palm Jumeirah) appreciate at a slower 5-8% per year but with lower variance and stronger liquidity. Emerging areas (JVC, Dubai South, Creek Harbour, Arjan) have produced 10-15% annual growth in recent cycles, but with higher variance — prices can stall for 12-18 months between master-plan milestone announcements. The calculator captures these area differences via the 5-year appreciation lookup table, but real outcomes depend on infrastructure delivery timing.

Regulatory Environment

Dubai's regulatory framework has matured significantly since 2002's Freehold Decree. Key inputs that affect net ROI include RERA's escrow law (protecting buyer capital during construction), the DLD's 4% transfer fee (the largest single transaction cost), and recent policy changes such as the 2023 fee revisions for off-plan assignments. Future changes — including potential new housing fees or stamp duty adjustments — would directly affect the calculator's transaction-cost assumptions and should be reviewed annually.

Section 6 · Important Disclaimer

Please Read Before Relying on These Figures

Informational tool. The ZARIN Off-Plan ROI Predictor is an informational tool that produces directional estimates based on historical Dubai market data drawn from the Dubai Land Department (DLD), Property Finder, Bayut, and the REIDIN Dubai residential index. Lookup tables reflect 2015-2025 averages by community and are updated quarterly. The calculator does not capture every variable that affects real-world returns — including financing structure, currency movements, tax obligations, and idiosyncratic unit-level factors such as floor, view, and condition. Treat outputs as a starting point for deeper analysis, not as a guarantee of future performance.

Not financial advice. The outputs are not financial, investment, legal, or tax advice. Actual returns depend on entry timing, exit strategy, financing structure, tax obligations in your home jurisdiction, currency movements between AED and your funding currency, and the specific unit's micro-location within its master community. Several jurisdictions — including the UK, Canada, Australia, France, Germany, and the US for citizens — tax worldwide income and capital gains of residents regardless of where the asset is located. ZARIN does not provide tax advice; consult a regulated tax adviser in your home jurisdiction before relying on any ROI figure to make an investment decision.

About ZARIN. ZARIN Real Estate is a RERA-licensed Dubai real estate advisory firm. Our founder has been investing in Dubai real estate since 2005, and the firm was formally established in 2023 to deliver integrated off-plan, residency, and private office advisory to premium investors and discerning buyers. A formal advisory relationship with ZARIN requires a signed engagement agreement that defines scope, fees, and obligations on both sides. The calculator is offered free of charge as a market education tool; engaging ZARIN for transactional advisory is separate and optional. Section 7 · FAQ

Frequently Asked Questions

Eight common questions about the calculator's accuracy, methodology, and next steps. If your question isn't here, ask a ZARIN advisor directly via WhatsApp.

01How accurate is the ZARIN Off-Plan ROI Predictor?

The ZARIN Off-Plan ROI Predictor produces directional estimates built on historical Dubai market data, including 10-year average price appreciation by community, gross rental yields, and vacancy rates. It is designed to give you a defensible base case in under two minutes, not to forecast the future precisely. Real-world returns depend on entry timing, exit strategy, financing structure, and macro-economic shifts that no model can fully anticipate. We recommend running all three growth assumptions (Conservative 5%, Moderate 8%, Optimistic 12%) and treating the spread as the realistic range of outcomes. A ZARIN advisor can build a fully-tailored ROI model once your specific asset is shortlisted.

02What data sources are used in the calculator?

The calculator references publicly available Dubai Land Department transaction records, Property Finder and Bayut listing analytics, and historical REIDIN Dubai index data for the period 2015-2025. Rental yield benchmarks are derived from the DLD's annual rental index, cross-referenced against ZARIN's own transaction database of completed lettings. Service charge assumptions come from RERA's service charge index, which publishes typical ranges for each major community. We update the lookup tables quarterly to reflect market shifts, and we log every methodology change in our Investment Guide changelog. No personal data is collected when you run the calculator — every computation happens in your browser.

03Why are my results different from other Dubai ROI calculators?

Most online Dubai ROI calculators apply a single flat growth rate to the entire market and ignore property type, payment plan structure, and rental strategy. The ZARIN tool uses area-specific appreciation, yield, and vacancy tables, plus a property type multiplier that recognises penthouses and villas historically outperform apartments on capital appreciation. We also account for transaction costs (DLD 4%, commission 2%, AED 4,000 admin) and service charges multiplied by built-up area and holding period — costs which most calculators omit entirely. This produces materially lower, more defensible ROI figures than the headline numbers used in developer brochures. The trade-off is more inputs, but each one maps to a real cost or revenue stream.

04Should I use the Conservative, Moderate, or Optimistic growth assumption?

Use the Conservative 5% assumption if you are risk-averse, financing with debt, or planning a sub-three-year exit. Use the Moderate 8% assumption as your base case — it aligns with Dubai's 10-year citywide average and with IMF long-term forecasts for the UAE. Use the Optimistic 12% assumption only if you are buying in an emerging area such as JVC, Dubai South, or Creek Harbour at pre-launch and can hold for five years or longer. The Historical 9.3% option reflects actual citywide delivered appreciation from 2015-2025; it is useful as a sanity check but does not adjust for community-level variance. We recommend running all four and reviewing the spread with a ZARIN advisor before committing capital.

05Does the predictor account for service charges?

Yes. Service charges are computed as a per-sqft annual figure pulled from RERA's published index for each community, multiplied by the property's built-up area, and then multiplied by the holding period in years. For a typical 1,000 sqft apartment in Downtown Dubai at AED 22 per sqft, this works out to AED 22,000 per year or AED 110,000 over a 5-year hold. Service charges are added to transaction costs (DLD 4%, commission 2%, AED 4,000 admin) before calculating net ROI. The calculator does not, however, include one-time furnishing costs (typically AED 50,000-150,000) or annual property insurance (AED 1,500-3,500) — both should be modelled separately for a complete picture.

06Can I save my calculator results?

The calculator runs entirely in your browser and does not save any inputs or results server-side — refreshing or closing the page resets everything to defaults. To keep a copy, you can take a screenshot of the results panel, or copy the key figures into a notes app. If you would like ZARIN to retain your assumptions and produce a fully-tailored model, click Speak to Advisor — your inputs can be pre-populated into the WhatsApp message so the advisor can pick up the exact scenario. We can also generate a one-page PDF model for any scenario with a signed advisory engagement.

07What is the break-even year and why does it matter?

The break-even year is the point at which cumulative rental income equals total transaction costs (DLD 4% + 2% commission + AED 4,000 admin + service charges multiplied by years held). It tells you the minimum holding period required for rental cash flow to pay back the cost of buying and operating the property. A break-even of year 4, for instance, means you would need to hold for at least four years before rental income alone covers the frictional costs of entry. Break-even does not include capital appreciation, which typically delivers the larger share of total ROI. Properties with high rental yields (JVC, Business Bay) reach break-even faster than lower-yield prime areas (Palm Jumeirah, Bluewaters).

08What should I do after seeing my calculator results?

Treat the calculator output as a directional first view, then book a 30-minute call with a ZARIN advisor to stress-test assumptions against your specific unit, developer, and financing structure. If your projected ROI looks compelling, the next step is to shortlist three to five actual listings that match the calculator inputs and run side-by-side comparisons. If the numbers look marginal or negative, an advisor can suggest alternative areas, payment plan structures, or exit strategies that may improve the model. The advisory call is complimentary and carries no obligation to proceed. You can revisit the calculator with revised inputs at any time to model alternative scenarios.
