Four Risk Indicators Explained
Every ZARIN developer score is built from the same four indicators, weighted to reflect what actually matters to off-plan buyers. Below we explain each indicator — what it measures, how it is calculated, and what thresholds trigger green, amber, or red badges.
On-Time Delivery
Measures whether projects are delivered by the contractual handover date specified in the Sales Purchase Agreement. This is the single most actionable metric for off-plan buyers — it directly impacts cash flow and residency planning.
Calculated from DLD Oqood-to-Title-Deed conversion timestamps against the original SPA handover date. Average delay figures are in calendar months. Green <2.0mo, Amber 2.0-3.0mo, Red >3.0mo.
Quality Rating
Letter-grade assessment of construction quality based on post-handover snagging reports, owner surveys, and building inspection audits. Captures architectural finishes, MEP reliability, and warranty responsiveness.
Aggregated from 1,400+ owner-submitted snagging reports across 38 active developers, normalised by unit count. A+ requires <0.8 snags per unit and >90% defect-resolution rate within warranty.
Complaint Volume
Normalised count of formal complaints per 100 delivered units, sourced from RERA complaint filings, consumer protection authority records, and verified owner community forums.
Normalised by delivered units to avoid scale bias. A complaint index below 1.0 reflects market-leading customer satisfaction. 1.0-1.5 is standard. Above 2.0 indicates systemic disputes.
Financial Stability
Composite assessment of escrow account discipline, project funding ratios, corporate debt leverage, and where available, published audited financials.
We monitor RERA escrow account compliance ratios (buyer funds held in regulated accounts vs released based on engineering milestones) and historical cancellation track records.
