Founder's Letter: Two Decades at Risk
A personal reflection on twenty years inside Dubai's property market — from the 2005 freehold beginnings to building an investor-first advisory.
"In 2005, when I first wired my savings into Dubai real estate, the Marina was mostly sand and blueprints. There were no escrow accounts, no RERA, and no guarantees. You learned by putting your own capital on the line."
Over the past twenty years, I have seen Dubai transform from an ambitious regional trading port into the undisputed financial and lifestyle capital of the Eastern hemisphere. During that time, I wasn't an estate agent pitching brochures. I was an investor.
I participated directly at the project level in two ground-up construction developments. That experience changes how you evaluate real estate. When you understand contractor margins, off-plan escrow milestones, payment schedules, and soil tests, you stop looking at marketing renders and start looking at developer balance sheets.
Why ZARIN Exists
Most real estate brokerages in Dubai are sales machines designed to maximize transaction commissions for developer sales desks. Buyers — especially international clients and the Iranian diaspora — frequently face advisors who have never lived through a bear market and don't understand cross-border risk.
ZARIN was created to be the advisor I needed in 2005: rigorous, transparent about hidden costs, legally protective, and culturally fluent.
